Adjustable Rate Mortgages – An ARM product offers a lower initial rate that is fixed for the initial term, and then periodically adjust based on the index and margin. Village Bank offers 5/1, 7/1, AND 10/1 ARMs which are fixed for the initial terms and adjust every 12 months. The interest rate adjustments are capped both annually and for the life of the loan. The adjustment period is based on the 1 Year Constant Maturity Treasury (index) and the Margin that is set at origination, rounded to the nearest .125%. During the adjustment period, the rate can never increase or decrease more than 2% within a 12 month period, has a life cap of 6% and a floor of 3%. Minimum down payment 20%. Payments noted do not include amounts for taxes and insurance premiums, if applicable, and the actual payment obligation may be greater. Property insurance is required. Subject to credit approval.
